Welcome to our website outlining our new proposals to redevelop the land at 163-165 Edgware Road Road to provide a mixed-use development there containing a hotel and co-working space at ground floor.
Novaplace Properties is an experienced developer of hotels having obtained planning approval for hotels in Milton Keynes and Cardiff and more recently a new 126-room hotel for Tribe in Elephant & Castle. It has also completed a range of residential schemes (see below) in Wimbledon, Uxbridge, Wembley and Islington.
Since the public exhibition, a series of design amendments have been made to respond to stakeholder comments and in particular to meet Brent Council’s Supplementary Planning Policy of a 45-degree rule from adjoining properties: As a result, a series of changes to the design have been implemented that can be seen in the boards below.
The key changes are as follows:
- Building mass revised and cut back from Level 1 to 5 to meet the 45-degree rule
- Minor changes to the internal design including passenger and goods lifts
- Car-park redesign providing 19 car parking spaces over ground and in the basement
- Minor redesign of the swimming pool in the basement to reflect the revised core and structure with associated changes to the changing and shower facilities
- Minor changes to the Co-Working space at ground floor
- Proposed Brick Finish changed from light shade brick to red brick to align with the existing street scape and reflect advise from pre-application consultation
- Amendments to the proposed window alignment
